A Focus on Selling New Construction Homes

It is a daunting task to make a move. Building a new construction home has even more moving parts involved from choosing all of the details from top to bottom, and the entire building process from start to finish. Its a lot for both the home buyer and the real estate agent to stay on top of it all.

Here are a few facts about the home building process; 

1. The Home Builder hires a sales consultant to represent the builders best interests and help facilitate the contract and communications with the home buyer. 

2. The Home Builder hires a project manager or construction manager to coordinate the permitting processes and scheduling out the contractors to build the home in a timely fashion. 

3. There are typically many restrictions involved when selecting your home site. Not all of the floor plans will fit on each lot and usually the building guidelines prohibit building the same floor plan and elevation or brick color right next to each other.

4. Home Builders may or may not allow you to place a contract that is contingent upon you selling your existing home. 

5. All of the home selections must be made up front in a timely manner. Some builders allow custom changes, some do not. Most builders do not allow changes later in the build process so its best to have all of your plans clearly decided beforehand.

6. Some home builders have a design studio and others offer pre packaged styles to choose from. 

7. Home Builders typically have an affiliated lender that is well versed and familiar with the up and coming new neighborhood. This becomes helpful when trying to obtain comparable closed homes for appraisals. 

8. Delays, mistakes, and mishaps do happen when building a new home. Plan accordingly to be flexible. 

9. The home building process is quite exciting and there are many stages involved. It is good to have a clear understanding of what the home building stages consist of and what to expect.

10. Most Home Builders do offer incentives for inventory homes and sometimes homes that are to be built from the ground up. It all depends on the current market demands. 

11. Licensed Realtors® play a key role in representing a buyer through out the home building process as there are more issues that may arise that will require a guiding voice. 

12. Setting up the expectations up front are important to help a buyer make a smooth transition into their newly built home.
